A children's church camp was built on this land in 1969 and ran for about 50 years. Then it closed and sat empty. My husband Mike and I bought it and spent the last two and a half years remodeling all seven buildings. It is open and operating now, and we are offering it for sale or for lease.
IDEAL FOR AN OWNER OPERATOR
This property is set up for someone who wants to live on site and run it. Oak House is a separate three-bedroom, two-bath home with its own kitchen, living room, laundry and deck. Guests use the other six buildings and have no reason to walk into it, so an owner has their own house rather than a room inside the guest lodging.
With Oak House kept as the residence, the rest of the property sleeps 19 inside. Rent all seven buildings and it sleeps 25.
WHERE IT IS
14 miles south of Patagonia, in Santa Cruz County, at 5,300 feet in the Sky Islands of southern Arizona. An hour and fifteen minutes from Tucson and its airport, three hours from Phoenix. Sonoita and Elgin wine country is less than 25 miles up the road. Coronado National Forest wraps the property, and there are gates out onto it.
The elevation is the part that matters commercially. When Phoenix is at 106 in July, the desert rental market empties out and this property stays usable. Southern Arizona at 5,300 feet is a different climate from the Arizona most buyers picture.
WHAT IS ON THE LAND
Oak House, 1,080 sq ft. Three bedrooms, two baths, sleeps 6, with its own kitchen, living room, laundry and a 320 sq ft deck. This is the owner's residence.
Cochise Hideout, 1,500 sq ft over two stories. Six bedrooms, sleeps 16. Five rooms configure as a king or split twins, plus one queen room, so it takes couples, families or a cycling group without rearranging anything.
Lozen Bunk House. Sleeps 3, with a sitting area.
Coronado Commons, 1,083 sq ft. Full commercial kitchen and dining hall, opening onto a 1,500 sq ft covered patio with seating for 80 to 100.
Sonoita Bath House, 416 sq ft. Separate men's and women's sides, two showers with changing areas on each side, three sinks, two toilets.
Gadsden Art Barn, 720 sq ft screened pavilion. Works for programs, yoga, dining or staging.
A pump and utility house.
Ten bedrooms total, sleeping 25 indoors, plus room for tents and RVs on the acreage.
SYSTEMS
Private well, 450 feet, producing 1.5 gallons per minute into 14,000 gallons of storage. That is roughly 2,160 gallons a day of production against a 25 person indoor maximum, with the tank absorbing morning peaks.
Four separate septic systems, so capacity is distributed rather than running everything through one field.
Buried Unisource power. Propane. Three new HVAC systems. Starlink with an Eero Wi-Fi mesh system. Two full RV hookups with water, sewer and electric. Fully fenced with barbed wire along both the national forest boundary and the adjoining private property.
THE BUSINESS
It operates as a whole-property short-term rental. One group takes the entire place, which keeps operations simple and avoids the turnover of a site-by-site model. The LLC is formed, the website is live, and the rate card is built across three tiers covering group getaways, retreats and celebrations. Peak nights are priced at $2,050 for a group booking and $3,450 for a celebration booking.
An owner living on site has a second option. The buildings divide cleanly, so rooms can be rented individually instead of only renting the whole property. Cochise Hideout alone has six bedrooms. Renting by the room only works when somebody is there to turn a room the same day, which is exactly what living on site gives you.
We just opened this year. The rate card is the pricing basis, not a trailing revenue history. What you are buying is finished infrastructure, a furnished property and a business that is set up and running.
The demand base is real. Birders fly in from around the world for these canyons. Gravel riders come for these roads and the Spirit World 100 runs past. It is hunting country. Family reunions, retreats, corporate offsites and small weddings are the other half of the calendar.
WHAT IT IS NOT
No waterfront and no pool. Two RV hookups rather than a hookup field, though there is open land and existing utility infrastructure if a buyer wanted to look at expanding, subject to county approvals and system capacity. This is a lodging and gathering property with camping capability, not an RV park.

One mile walking loop, fire pit, covered gazebo, tree platforms. Horseshoes, cornhole, bocce and giant Connect 4. No light pollution, so the night sky is genuinely dark.
